RESOLUTION NO. 17 -027
A RESOLUTION APPROVING A SUBDIVISION AND COMBINATION
OF REAL PROPERTY FOR BERCHILD AND CALLIES
WHEREAS, Steven and Jessica Berchild and Paula Callies and David Downs
(Applicants) are the owners of certain real properties in the City of Shorewood, County of
Hennepin, State of Minnesota, legally described in Exhibit A, attached hereto and made a part
hereof; and
WHEREAS, the Berchilds propose to purchase a portion of the property owned by
Callies and Downs; and
WHEREAS, the Applicants have applied to the City for a subdivision and combination
of said real properties into two parcels legally described in Exhibit B, attached hereto and made a
part hereof, and
WHEREAS, the subdivision and combination requested by the Applicants complies with
the Shorewood Zoning Code;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Shorewood as follows:
1. The real properties legally described in Exhibits A be divided into two parcels,
legally described in Exhibit B, attached hereto and made a part hereof, subject to the Applicants
recording drainage and utility easements described in Exhibit C, attached hereto and made a part
hereof.
2. The City Clerk furnish the Applicant with a certified copy of this resolution for
recording purposes.
3. The Applicant record this resolution with the Hennepin County Recorder or
Registrar of Titles within thirty (30) days of the date of the certification of this resolution.
ADOPTED BY THE CITY COUNCIL OF THE CITY OF SHOREWOOD this 10th day of
April 2017.

EXISTING LEGAL DESCRIPTION - BERCHILD:
Tract B, Registered Land Survey No. 1706, Hennepin County, Minnesota, according to the files
of the Registrar of Titles.
Lot 3, Block 1, Larson Estates, Hennepin County, Minnesota, according to the recorded plat
thereof.
Tract B, Registered Land Survey No. 1706, Hennepin County, Minnesota, according to the files
of the Registrar of Titles.
And
That part of Lot 3, Block 1, Larson Estates, Hennepin County, Minnesota, according to the
recorded plat thereof that lies Northeasterly of the following described line:
Commencing at the Northeast corner of said Lot 3; thence Westerly along the North line
of said Lot 3, a distance of 93.51 feet to the point of beginning of said line; thence deflect
147 degrees 47 minutes 16 seconds to the East line of said Lot 3 and said line there
terminating.
That part of Lot 3, Block 1, Larson Estates, Hennepin County, Minnesota, according to the
recorded plat thereof that lies Southwesterly of the following described line:
Commencing at the Northeast corner of said Lot 3; thence Westerly along the North line
of said Lot 3, a distance of 93.51 feet to the point of beginning of said line; thence deflect
147 degrees 47 minutes 16 seconds to the East line of said Lot 3 and said line there
terminating.

A 20.00 foot perpetual easement for drainage and utility purposes over, under and across Lot 3,
Block 1, Larson Estates, Hennepin County, Minnesota, according to the recorded plat thereof.
The centerline of said easement is described as follows:
Commencing at the Northeast corner of said Lot 3; thence Westerly along the North line
of said Lot 3, a distance of 93.51 feet to the point of beginning of said line; thence deflect
147 degrees 47 minutes 16 seconds to the East line of said Lot 3 and said line there
terminating.
The sidelines of said easement shall terminate at the North and East lines of said Lot 3.
