A RESOLUTION APPROVING SUBDIVISION OF PROPERTY
AT 25165 GLEN ROAD
WHEREAS, Affordable Housing, LLC. (Applicant) has requested to subdivide property in the
City of Shorewood, legally described as:
Lots 1, 2, and 3, Manitou Glen, Hennepin County, Minnesota, according to the recorded
plat thereof; and
WHEREAS, the Applicant's proposed subdivision of said real property into two parcels is legally
described and illustrated in Exhibit A, attached hereto and made a part hereof; and
WHEREAS, the Applicant's application materials and plans dated January 23, February 28 and
March 11, 2020 were reviewed by the Planning Director, whose memo was forwarded to the
Planning Commission for their meeting on April 21, 2020, a copy of the memo is on file at the
Shorewood City Hall; and
WHEREAS, the application was considered by the Planning Commission at a regular meeting
held on April 21, 2020, the minutes are on file at City Hall; and
WHEREAS, the City Council considered the application at its regular meeting on April 27, 2020,
at which time the Planning Director's memorandum and the Planning Commission's
recommendations were reviewed and comments were heard by the Council from the Applicant
and from the City staff.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Shorewood as
follows:
1. The real property legally described above is hereby approved for division into two parcels,
legally described and illustrated in Exhibit A.
2. The subdivision approval is subject to the following conditions:
a. Prior to recording the subdivision, the applicant shall submit the following consistent with
City Code:
1) Executed 10 -foot drainage and utility easements around the periphery of each lot; a
10 foot right -of -way easement across the northerly portion of each lot; and a right -
of -way easement for a conforming a cul -de -sac at the end of Glen Road as
indicated in the Engineer's Memo dated March 30, 2020.
2) An executed maintenance agreement to provide long -term maintenance for the
stormwater infiltration basin and any other related features.
3) Payment of the following fees: Park dedication: $6,500 and LSSAC: $1,200.
4) Revise the plans or submit the information required in the Engineer's Memo dated
March 30, 2020.
3. Prior to issuance of a building permit, the applicant shall submit the following:
a. Submit proof of recording for the lot division, all easements, and the maintenance
agreement.
b. A revised tree preservation /landscaping plan signed by a licensed forester, arborist or
landscape architect and consistent with the City of Shorewood's Tree Preservation
Policy.
c. A construction management plan detailing contractor parking, how deliveries will be
made without blocking public streets, where storage of materials will occur, hours of
construction and how often streets will be swept.
4. No construction or demolition may occur without the applicable permits, including any right -
of -way permits necessary to install services or conduct any other work in the right -of -way.
5. Prior to issuance of a building permit, the applicant shall submit the following:

7. The City Clerk will furnish the Applicant with a certified copy of this resolution for recording
purposes when the above conditions are satisfied.
8. The Applicant shall record this resolution and the easements with the Hennepin County
Recorder or Registrar of Titles within thirty (30) days of the date of the certification of this
resolution.
ADOPTED BY THE CITY COUNCIL OF THE CITY OF SHOREWOOD this 27th day of April,

County, Minnesota, excepting therefrom the north 150.00 feet of the east 193.00 feet.
Legal description of the easterly parcel (Parcel 2):
The north 150.00 feet of the east 193.00 feet of Lots 2 and 3, MANITOU GLEN,
according to the recorded plat thereof, Hennepin County, Minnesota.
