The ~lan Sheets entitled Proposed Dredging, Proposed Bridge on
Edgewood Road and Dock Layout have been reviewed by this office,
and we herewith submit our recommendations on the referenced
project.
1. Proposed Dredging
A. Revisions made lan by Develo er
a. Rea ignmen 0 c anne on west end.
b. Revised the channel width at the water,level
from 40 feet to 52" feet.
c. Revised the channel width in the dock area from
70' to 92'.
d. Revised the parking area from 50' in width to 30'
in width.
l! e. Revised the slope of the channel from 1 to 1 to
2 to 1.
B. Recommendations Of This Office
a. Approve the realignment of the channel providing
that land can be obtained.
b. Revise the channel width at the water level to
84 feet.
c. Provide 4 to 1 slope on North side of channel in
the docking area in lieu of 2 to 1 slope as pro-
posed. Provide slope on east side of docking area
compatible with type of parking area provided. Pro-
posed width of docking area appears adequate. Actual
dimensions of the docking area on the far east shall
be ascertained.

d. Revise proposed parking area to a minimum of
60 feet in width at the docks to provide
reasonable width for backing up and unloading
boats.
The Developer shall be required to submit a
detailed plan on how he proposes to stabilize
the parlc.ing area at the docks, because soil
borings indicate that peat depths are from
5 feet to greater than 15 feet.
eo Recommend that the slope of the channel be revised
to 4 to 1. This slope on the channel will greatly
reduce maintenance. It should be emphasized, how-
ever, that the channel will most likely have .to.be
cleaned out to maintain adequate depth because
the material is peat and the bottom will push up
from added load on the banks of the channel.
2.
It is very difficult to ascertain the width of
strip of land which should be provided for the
channel. The strip should be wide enough to accom-
modate disposal of material and a roadway for exca-
vating equipment. If a dredge is used the roadway
would not be necessary. A very preliminary estimate
as to desirable width is between 150 feet to 200 feet~
Proposed Bridge
A. Recommendations
a. Recommend that a concrete bridge with concrete piers
and abuttments be installed in lieu ofa treated
timber bridge.
b. Recommend that the bridge width be increased from 24
feet wide to 30 feet wide to conform with new street
ordinance.
c. The contractor shall submit complete bridge plans
showing street cross-sections on the approach,
soil borings and bridge design calculations.
d. Recommend that the bridge be centered on the preseht
road.
30 Proposed Dock Layout
A. Recommendations
,a. Recommend that the docks be spaced so as to provide
enough room for the width of a boat plus 18 inches.
A twenty five foot beat would require dockin~ 8 C8
of 12'.

Honorable Mayor and Village Clerk:
This office has completed the review of the preliminary plat dated
September 9, 1964, and revised July 10, 1965, and we herewith
submit our recommendations on the above referenced project.
1.
Recommend that the lowest finished street and parking area
grade be established at a minimum of 4 feet above the highest
water level recorded on Lake Minnetonka. This elevation is
936.o-.t.
2.
Recommend that lot areas be shown exclusive of the reflective
pond and docking area.
Recommend that the reflective pond edge and dock area be
dimensioned to property corners to establish exact location.
Recommend that the developer shall show acreage or surrounding
area that drains through the property and where drainage enters
the property.
Recommend that soil borings be taken along proposed streets
and copies of results submitted to the engineer.
Recommend that elevations and conditions be shown, as required
by ordinance, to a distance of 100 feet in,~,the surrounding
area. . '

and Ben Janvrin of the council.
Mr. Robert Reutiman presented the plan of his property located on Hwy
7 and 41 and requested that the back 1/2 of lot 13 be zoned commercial.
He also stated that he would be putting a building on this lot,
approximately 9Ox24 feet, for use as an office and that it would be
painted white or charcoal grey and would be in keeping with the general
area. He stated that lombardy poplars could be planted along the west
line of the property as a background for the building. There will
be a reading before the council on September 26 and October 10. Bob
Clybome made the motion that the Planning Commission recommend rezoning
of the back 1/2 of lot 13 to commercial. Jack Cooper seconded the
motion. There were 3 ayes with Dick Bartholowa.bstaining. Motion ca.rried.

Mr. Tom Lowe of the l\vJnan Lumber Company, representing the Minnetonka
Land. Corporation, presented plans and pictures to the Planning Commission
of 7 lots, (a total of 7i acres, lot 1 Aud.Sub.Div.33, formerly Prior
property) each lot 40,000 feet on which he was.. proposing to build 7
(seven) double bungalows. To substantiate his proposal he stated that
there Wfls a definite market for double bungalows; from the village
standpoint it would be an advantage to them as the tax revenue would be
higher; the design of the double bungalows would be in keeping with
the surrounding area; each unit would consist of from 900 to 1100 sq.ft.
approximatel)' with 2 or 3 bedroon s, detached or attached garages,patios
and landscaping.
In view of the fact that the Village Engineer was not present at the
meeting the Planning Commission felt in all fairness to Mr. Lowe and the
village that the hearing should be continued at October 5 meeting at
7.30 p.m. at which time the Village Engineer would be present to give
his opinion on percolations tests, etc.
