Narrative Shorewood’s Comprehensive Plan indicates that the three properties at 24560 Smithtown Rd, 24590 Smithtown Rd and 24620 Smithtown Rd are to be developed in the future with Medium Density Residential uses. However, the zoning map shows that the properties are within the C-1 General Commercial or R-1C Single Family zoning districts. The City of Shorewood must provide a zoning district that allows development of the property consistent with direction in the Comprehensive Plan. To implement the Comprehensive Plan, the City proposes to rezone the properties to the R-3A zoning district to bring the properties into conformance with the Comprehensive Plan. Development may be proposed in the future consistent with the new zoning district, but no development is proposed at this time.
