Narrative
Shorewood’s Comprehensive Plan indicates that the three properties at 23400 Smithtown, 23445
Smithtown (County Road 19) and 23425 Smithtown Road (County Road 19) are to be developed
with High Density Residential Uses. However, the zoning map shows that the properties are within
the C-2 (Commercial) district.
The City of Shorewood must provide a zoning district that allows development of the property
consistent with direction in the Comprehensive Plan.
To implement the Comprehensive Plan, the City proposes to rezone the properties to the R-3B
zoning district to bring the properties into conformance with the Comprehensive Plan.
Development may be proposed in the future consistent with the new zoning district, but no
development is proposed at this time.
