JAMES SIlVOIDET
WHEREAS, James Siroondet (Applicant) is the owner of real property
located at 5390 Shady Hill Circle in the City of Shorewood, legally
described as follows:
See Exhibit A, attached hereto and made a part hereof.
and
WHEREAS, the Applicant has applied to the City for a Conditional
Use Pennit to construct a 28' x 30' addition on the north side of his
house to construct a garage which, when added to his existing garage, will
provide a total area of accessory space of 1,115 square feet; and
\\lHEREAS, the Appl icant' sexist ing house does not corrply wi th the
setback requirements of the Shorewood City Code and is therefore a
nonconfonning structure; and
WHEREAS, the Shorewood City Code requires a CUP for expansion of
a non-confonning use and for the construction of accessory buildings
having a total square footage in excess of 1,000 square feet; and
WHEREAS, The application was reviewed by the Shorewood Planning
Commission at a public hearing held on 7 July 1987.
N:lV, 'IHEREFURE, BE IT RESOLVED by the City Council of the Ci ty of
Shorewood as follows:
FINDINGS OF FACl'
1. That the subject property is located in R-1C zoning district
which requires a setback total of 75 feet for front and rear yards.
2. That Applicant's addition complies with this requirement in
that the setback total of front and rear yards for Applicant's addition
will total 77 feet.
3. That the proposed accessory space (1115 square feet) does not
exceed the foot print area of the principle dwelling (1844 square feet).
4. That the total area of the accessory space does not exceed
10% of the minimum lot area for the R-1C district (10% x 20,000 square
feet equal 2,000 square feet).
5. Despite the nonconfonni ty of the exist ing house, the proposed
addition fits well on the site and does not increase the non-confonnity.

6. The proposed single-story, hip-roofed addition is considered
to be consistent with the architectural character of the exisiting
bui lding.
OCNCLUSIGIS
That based on the foregoing, the City Council of the City of
Shorewood concludes that the application of James Siroondet for a
Conditional Use Pennit as set forth hereinabove be and hereby is granted,
subject to the following conditions:
1. That the proposed garage will be used strictly for purposes
of a residential nature.
2. That Applicant is advised that the City Code provides
specific regulations relative to home occupations and any future use of the
garage for other than pennitted residential purposes would have to corrply
with such regulations.
