WHEREAS, Shorewood Properties, Inc. has made application to
the City for a Conditional Use Permit for a professional/medical
office building pursuant to City Ordinance No. 99, Subd. 3 (c) for
property described as: That part of Lots 16, 17 and 18, Linden Park,
Hennepin County, Minnesota, according to the plat on file in the
Office of the County Recorder in and for said Hennepin County, lying
Southerly of the North 295 feet thereof (as measured at right angles
to the North line of said Lot 18). Subject to easement for State
Trunk Highway Number 7 per final certificated Document Number
3439216.
WHEREAS, said property is zoned R-C; and
WHEREAS, a public hearing was held by the Planning
Commission for which notice was duly published and adjacent property
owners notified; and
WHEREAS, the Planning Commission has recommended the
issuance of a Conditional Use Permit subject to certain condition;
and
WHEREAS, the Council finds that project meets the
requirments of the ordinance.
tit NOW, THEREFORE, BE IT RESOLVED, BY THE CITY COUNCIL OF THE
CITY OF SHOREWOOD, that a conditional use permit be issued for a
professional/medical office building to Raymond D. Jones for property
described hereinabove subject to the following conditions:
A. That if a street is developed immediately to the north
of the subject property exiting onto Lake Linden Drive, the owner of
the property at that time will be required to close off direct access
to Lake Linden Drive from the parking lot area and to develop new
access to new said street.
B. That applicant shall supply landscaping, drainage plans
for review and approval by the Planning Commission, prior to the
issuance of a building permit.
C. That the Planning Commission shall review and approve
detailed building plans showing floor plans, facade and elevations
prior to issuance of a building permit.
D. That the use and occupancy of the building shall be
limited to licensed professional types of offices, excluding general
clerical office uses, industrial, manufacturing, warehouse, retail and
service uses.
