BAY\\UD SlDPS AND APPRCNING 1HE GENERAL UNCEPT PLAN 'IlIEROOF ~~, Dreher Associates (the Applicilllt) has mI interest in certain lmId located at 5620 mId 5660 Manitou lu>ad in the City of ShoI' ewood, legally described in Exhibi t A attached hereto mId made a part hereof; mId WI~, the ApplicmIt has applied for a Conditional Use Permit to establish a Plmmed Uni t Developnent (P.U.D.) to be known as "Haywood Shops"; mId ,~~, Shorewood City Code Section 1201.06 provides for the establishment of a P.U.D. by Conditional Use Permit; mId ~, the ApplicmIt has commenced procedures under Shorewood City Code Section 1201.25, Subd. 6, for the establishment of such P.U.D. mId has submi tted a developer's booklet containing its developnent proposa I; mId Wl:~, the ApplicmIt' s proposal has been reviewed by the City Plmmer, whose recommendations have been duly set forth in a ~fumormIdum to the Plmming Coomission, Mayor mId City Council, dated 30 March 1988, which lVIemormIdum is on file at City Hall; mId ~, the ApplicmIt's application was reviewed by the Shorewood Plmming Coomission at a Public llearing held on 5 April 1988, mId the Coomission voted unmIimously to recommend approval of the application; mId ~~, a Public Hearing was held before the City Council on 25 April 1988 after notice was duly published in the official newspaper mId mailed notices sent to the adjacent property owners; mId ~~, Dick Dreher representing the ApplicmIt appeared before the City Council at the Public Hearing to present the P.U.D. proposal mId mIswer questions concerning the project; mId ~-IEREAS, the Counci I then reviewed the proposed developnent, the report of the City Plmmer, the recommendations of the City Plmming Coomission, mId the testimony from the Public Hearing; mId WI~, the City Attorney was directed by the City Council to prepare a resolution setting forth findings mId conclusions approving the ApplicmIt's request for a Conditional Use Permit for a P.U.D. mId approving the ApplicmIt's general concept plmI thereof. . . . NM, 1HEREFrnE, BE IT RESOLVED by the City Council of the Ci ty of Shorewood as follows: FINDI:008 OF FACf 1. That the proposed developnent canplies with all applicable provisions of the Shorewood City Code mId no varimIces are required. 2. That the said lmId consists of two parcels, one containing .78 acres mId zoned C-3, General Conmercial, mId the other containing 6 acres, currently vacmIt,zoned C-3, General Comnercial, mId R-IC, single-family residential. 3. That lmId use mId zoning in the area surrounding the parcels are as follows: North: single-fronily residential mId church, zoned R-IC; multiple-family residential, zoned P.U.D.; mId vacmIt, zoned R-C. South: commercial mId multiple-family residential, zoned C-3. West: single-family residential, zoned R-IC. 4. That the proposed developnent will be canpatible with the present mId future lmId uses of the area mId is consistent with the official City Comprehensive PlmI. 5. That the proposed developnent will not adversely affect the general welfare, public health mId safety of the community. 6. That the information submitted by the ApplicmIt in the developer's P.U.D. developnent proposal is sufficient for concept stage review mId approval, pursumIt to the provisions of the P.U.D. section of the Shorewood City Code.
