That the small size of the existing bedroom and bathroom justify the need for an expansion of the building to accorrmodate a bathtub. 2. That due to a small hill located on the northwesterly corner of the lot, the only location appropriate for the proposed addition is the location proposed by the Applicant. 3. That the proposed location of the addition lines up with an existing garage rather than with the main portion of the house in such manner that the variance required is kept at a minimum. . . . . 4. That the right-of-way for the adjacent street, Woodland Place, is 60 feet wide, rather than the 50 foot standard width for right-of-way, providing the property with more open space than normally would be available on a standard street. 5. That if the variance is not granted, the Applicant wi II suffer undue hardship in that the property cannot be put to a reasonable use under the present restrictions of the ordinance, the plight of the Applicant is due to circumstances unique to the property and not created by the Applicant, and the proposed addition would not alter the essential character of the neighborhood. aNCLUSIGIS 1.
