Dear Members of the Local Board of Review:
I am a new resident of Shore wood, having moved into our home on May 30, 2003. We purchased our
home for $935,000, and therefore challenge the value that has been assessed. Our home was assessed by
both a representative ofa mortgage company and by our insurance company. Both assessments were
consistent with the purchase price of $935,000. Our 2004 Notice of Valuation and Classification states the
following Estimated Market Values:
2003 for 2004 taxes: $1,127,000
2004 for 2005 taxes: $1,073,000
] am unable to attend tonight's meeting, but wish to provide you with notice of my appeal. 1 have spoken
with Mr. Tom Kunik from the Hennepin County Assessor's Office, who instructed me to send you this
letter. I have scheduled an appointment for him to inspect our home.

I-The 2004 Notice of Valuation specified an estimated market value of this property
of $913,000.
2-Assessor was contacted in early March and advised of the attached comparable at
25860 Birch BlufTRoad, two doors west of me, which closed 2/16/04 at a sold price
of $825,000: 94 feet of lakeshore, considerably lower elevation, 3239 sq. ft., 4
bedrooms, 3 baths, built 1978. First listed 12/6/02 at $899,000, re-Iisted 7/1l/03 at
$879,000, and again re-Iisted 10/2/03 at $849,900, finally selling at $825,000.
3-Assessor advised me that this comparable was unacceptable as evidence of market
value due to it being outside of his time period---the sale was too recent, beyond the
cut-ofT date for consideration. However, he agreed to review my assessment. He
called on March 24, saying that the site adjustment factor (77 steps to lake) had
somehow "gotten lost" this time and that considering this the value would be
reduced from $913,000 to $870,000. This reduction was subsequently confirmed by
letter, also dated March 24.
While this comparable, two doors away from me, may not qualify on the basis of an
assessor technicality, I find it irrational and unjust to reject it entirely as evidence of
the current market value of my property. I am therefore requesting review and
further reduction by the Board, and look forward to a response on this matter.
